One of them is the Espazio design team composed of three young interior designers, the same acclaimed group which has done the interior designs of famous five-star hotels abroad and high-profile offices across the country. “Doing the design for Raya Garden’s three-bedroom unit is a dream project come true,” said Doods Dunca, one of the interior designers. “Through this work, we hope to find creative fulfillment for the three of us. We’ve done renowned hotels abroad in the past but since we are only junior partners in our firm, we could not claim singular credit for it.” Having done the interiors of an international hotel in Bali, the group, according to Dunca, is not new in the interpretation of the modern concept of the Balinese design. Though the talented trio will follow the ideals of Balinese architecture in the design, Dunca explained that they won’t go overboard with it. “The furniture and accent pieces that we’re going to use don’t have to be necessarily Balinese,” he said. With an eye to pleasing the target buyers, generally chic young couples, the Espazio design team envisions executing a comfortable, stylish three-bedroom unit distinguished by an eclectic and contemporary Asian motif and highlighted by finely-chosen pieces to be sourced locally and abroad. MASTER'S BEDROOM Master's Bedroom The master’s bedroom, Dunca said, will carry a more luxurious and modern look as typified by plush bed covers and accent pillows. Two-toned silk drapes in shapes of beige and olive cover the windows which open up to a commanding view of Raya Garden’s resort-type structures and facilities. A Plafonier chandelier adorning the ceiling will provide seemingly ethereal illumination conducive to quiet and relaxing moments inside the bedroom. Mahogany lampshades will be placed on top of two side tables for additional lighting. To be placed on the opposite ends of the bed’s headboard doubling up as a built-in cabinet are two carefully-arranged Nyatoh wood panels that are major features of most Balinese houses. There’s also a reading corner inside the bedroom to be taken up by a lounge chair and a wooden side table with large pillos for accent and comfort. LIVING AND DINING AREAS Living Room The living room, Dunca said, will showcase a mix of traditional and contemporary Asian, modern and art deco furniture. A silver grey Chenille loveseat and a molave rocking chair alongside it will be placed in the guest area. “What we want to tell in our design is that one doesn’t have to exhaust his bank account or splurge on new pieces to be able to come up with a classy interior,” said dunca. “Mixing old and new furniture can create an experimental yet classy home.” With neutral color as base for the living room walls that will be accented by two Indonesian display stands, a built-in capiz panel, Dunca said, will be added in the area as well. An intricately-carved Balinese consul table to hold travel memorabilia, artifacts or favorite photographs will find pride of place under the panel. Contributing to the overall eclectic, contemporary Asian motif are a local molave coffee table, a weave of Asian-Persian carpet and a carved Balinese shade hook. The same design principle richly interpreted in the living room will extend to the dining area whose centerpiece furniture will be provided by an elegant, six-seater dining table also made of molave. Four patterned chairs in the same color as the background walls of the two Indonesian stands, two antique red-wood Chinese chairs and a candle chandelier complete the eclectic, Asian contemporary look. MEDITATION ROOM For those inclined toward spiritual pursuits, one of the other two bedrooms in the unit will be converted into a meditation room. Walls here, Dunca described, will be painted in warm tones save for one which will be done in turquoise. This room will use mostly natural ornaments reminiscent of a ‘bale’ in an Indonesian prime resort. This marks Megaworld’s first venture in Manila. In a disclosure to the Philippine Stock Exchange, Megaworld said the first parcel of land will be developed into a modern educational complex comprising six school buildings and 414 residential units for public school teachers and non-teaching personnel of the Manila City government. The second parcel is intended for a self-contained residential community to be called Cityplace, which will comprise more than 1,700 residential condominium units, a shopping center, office space for business process outsourcing (BPO) firms and a boutique hotel for business travelers. The hotel, along with a centerpiece promenade accessible to residents and open to the public, is envisioned to help establish Binondo, Chinatown as an important tourist destination. Development of the whole project is expected to be completed over a five-year period. The educational complex is slated for completion in 2007 while the residential units are due in 2011. You see a lot of properties being sold to the market abroad what you don't see is the tens of thousands of units to house people here. There is a huge gap in homes right now this is actually bigger than the flashier projects that you see abroad. The Economic realignment matters to certain segments of the ofw market. For most people in the US they seldom have plans of coming back and re actually more prone to this but for maids in italy and Hk this does not matter, for construction workers in the middle east this does not matter, for seamen this does not matter. Their reality is that they are programed to come home after their contract ends in 2 , 5 etc years till they get another contract and hence this kind of globalized flexible labor is actually much less exposed tothe outsourcing type trends certain ofw/migrant sectors are exposed to. Depends which sector of the Property market, prices here for most living facilities are not high at all on an absolute worldwide and relative basis. There are high prices for the newer projects and remains to be seen if they can be sustained but current property prices are still lower than 96/96 prices in general , I speak of accross the property spectrum of course but still this does temper, residential and condos in general. You say that my one of my assumption is bulk of investors are ofw's, but that is what you are saying as well. What am simply saying is when there's actually no jobs overseas from PI to go to. Maybe it will not become a reality but what I'm trying to say, it may come to a point that even us here in the US will be forced to get the very jobs that ofw workers now have. This is probably a very pessimistic view and you can go on and on that states , europe whatever prime country will reinvent their wheels to create new jobs for the locals. But, darn it, in the name of profit, cost-cutting for every little thing that is made there may not be a light at the end of the tunnel. So, if people here don't have any freaking jobs, they take the same low paying jobs or even go back to PI to take even lower paying jobs(no matter what you say that standard of living is much lower, they way we spend money sometimes is like there is no tomorrow). Also, even the very local companies will be in a cut-throat competition to provide the best possible cost to their clients, the way that it is happening here tha,t at some point, even home-grown jobs there will not pay decent money to afford you that swell life with a condo in Makati or Ortigas. Marites, re has that tendency to double in price. That's just its nature lately when economy is going well, and it seems so for the moment. Hopefully it stays that way. But, no matter how confusing my explanation is, hope you get my drift when the jobs that people rely on, be them overseas or local ones(that like it or not will still have an influence from the global economy, especially the super powers), then where will the re demand come from. Salazar Inquirer IN LESS THAN TWO YEARS, the selling price of commercial land of Bonifacio Global City has gone up from just P50,000 per square meter in 2004 to P132,000 today. Compare this to prime lands in the Makati CBD, estimated to have posted a 15 percent year-on-year increase in 2005, to an average of P216,632 per sq m, as reported in the property indicator of Colliers International Philippines in January 2006. In two years, new concepts in development have emerged in Bonifacio Global City, and so have large-scale residential developments with quality and design comparable to the condos in Makati CBD and the Rockwell. A total of 83 completed, ongoing and about-to-be-constructed buildings can now be found in Bonifacio Global City. Jun V. Bisnar, head for commercial operations of Fort Bonifacio Development Corp., said that based on industry estimates last year, 40 percent of the total new condominium supply projects in Metro Manila is being developed in the Bonifacio Global City. FBDC is the principal developer of Bonifacio Global City. Bisnar added that the FBDC is spending more than P2 billion for the redevelopment of the Bonifacio Global City's master plan of the City Center and other projects. Battleground for developers A significant update in the real estate scenario is Bonifacio Global City becoming the burgeoning battleground for developers such as Robinsons, Century Properties, G&W, Philtown Properties (an RFM Subsidiary), Megaworld Corp. and Ayala Land Inc. (ALI). Insofar as ALI is concerned, its projects have no equal in terms of magnitude. ALI developments include Market! Market!, a 10-hectare retail complex; Serendra, the biggest residential complex at 12 hectares boasting of 50 percent open space; and ALI's office building projects with the FBDC. Of the 240 hectares comprising Bonifacio Global City, 137 hectares are owned and developed by FBDC. FBDC is 55 percent controlled by Bonifacio Land Corp. BLC is majority owned by Ayala Land Inc. and Evergreen Holdings Inc. Ninety-three hectares belong to the Bases Conversion Development Authority (BCDA), while the remaining 10 hectares are controlled by Metrobank. Showdown But for Megaworld, it's in the thick of a showdown with ALI. Megaworld's projects include McKinley Hill, a 50-hectare master-planned community located in Fort Bonifacio but is not within the main Bonifacio Global City development. ERA Philippines country president and CEO Eric Soriano said the heavyweight developers are ALI and Megaworld as their strategic focus is on building mixed-use developments much like clustered city centers in one burgeoning CBD. Noli Hernandez, Megaworld vice president for marketing, stressed that McKinley Hill in Fort Bonifacio which covers 50 hectares is a self-contained master-planned community with a garden setting. These include single-detached luxury homes, townhouses, four-story residential garden villas, high-rise condominiums, schools and universities, campus-type office buildings, shopping centers, a public museum and library, a community center and sports club. Hernandez said Megaworld's five-hectare Forbes Town Center development in Global City sits on "very prime property" that covers almost half a kilometer of golf course views. The Forbes Town Road will house more than a hundred high-end shops, restaurants and coffee shops lining the road. Existing buildings Existing residential buildings at the Bonifacio Global City include Bonifacio Ridge, One McKinley Place, Regent Parkway, Penhurst Parkplace, Pacific Plaza, and Essensa while the ongoing residential projects include Kensington Place, Fairways Tower, South of Market, Forbestown, Fifth Avenue Place, and Serendra. Existing office buildings are Bonifacio Technology Center, Net One, Net Square, and the Fort 26th St. The Fort Square has upscale fine-dining restaurants while The Car Plaza has Mercedes-Benz/CATS' showroom, Ford, Mancor service center and other autoshops. There are other commercial buildings and six upscale and international schools. The St. Lukes Medical Center, which started construction last year, will house 600 beds and 366 doctors' offices. BGC lies on the Guadalupe Plateau that has a competent and solid bedrock ideal for urban development and building construction. Elevated in comparison to other areas in Metro Manila, its highest point is at 40 meters above sea level. Lessons learned from CBDs Bisnar said lessons in traffic management, pedestrians, green spaces and clean air learned from years of the Makati CBD experience are now being applied in BGC. The mushrooming developments in BGC will complement the traditional CBDs that are experiencing decreasing office vacancy rates, from double digits a few years back down to just seven percent at present. The year 2006 sees businesses bracing for an increase in rental rates of 15 to 20 percent because of the increased demand for office space. But the buyers weren't shopping for New York penthouses. They were eyeing luxury oceanfront condominiums and Mediterranean-style villas thousands of miles away in Philippine resort communities. The event at the Philippine Consulate here was one stop on a five-city roadshow sponsored by the Philippine government to help its country's home builders market houses and condos directly to Filipino-Americans. The Philippine economy has been relatively weak. But Manila is hoping that Filipinos living in the U.S. will bring American-style enthusiasm for homeownership to the Pacific Ocean archipelago, lifting the economy in the process. According to U.S. Census data, the median household income for people of Filipino descent was $63,930 in 2004, far above the $44,684 median household income for all Americans. "The hottest market for Philippine residential real estate is the Filipino-American community, since they have the income and the motivation to acquire condos or houses back home," says Albert del Rosario, the Philippine ambassador to the U.S. "We hope these roadshows will serve to boost foreign investment, sell domestic property abroad and demonstrate confidence in our economy," he adds. It is the latest twist in efforts by developing countries to boost remittances by expatriates, many of whom are graying in America and thinking about how they want to live out their golden years. Growing remittances to their homelands by immigrant workers in the U.S. and other Western countries have become a vital economic development tool for poor countries. Last year, about $170 billion of remittances world-wide were sent to developing countries by overseas workers, about twice the level of foreign aid that went to those countries, according to the World Bank. If estimates for remittances that aren't sent through formal channels are included, the total could be more than $250 billion. Mr. del Rosario says remittances from Filipino expatriates in the U.S. rose 31% last year, mainly because of a marketing push by the Philippine government to encourage the practice. Most of that money went to the expats' relatives. But the current challenge, he says, is to channel remittances into industries that spread the money around and benefit the whole economy. Housing, he says, is one such sector. Some economists agree. "The impact of house construction definitely has a major multiplier effect on the economy of a developing country," says Raul Hinojosa, an economist who teaches international development at the University of California at Los Angeles. "It creates local demand for labor and for house-related goods like building materials. It also creates an asset market, allowing owners to sell or rent out their properties." The Philippines isn't the only country trying to use real estate to get investment dollars from expats. Mexico, Jamaica and some other Latin and Caribbean nations have been marketing to expats for years. But the Philippines is specifically targeting potential retirees with large-scale development projects and new communities that include recreational outlets, shopping and entertainment designed to appeal to people used to similar amenities in the U.S. One such developer is Landco Pacific Corp., of Manila, best known for its high-end beachfront condos and land sales in the mountains. The company estimates that during the winter months as many as 80% of its buyers in some projects are Filipino-Americans. Most of these buyers are tapping the equity in their U.S. homes. At the Philippine consulate, Landco was showing luxury properties, including some with extra-high ceilings, outdoor Jacuzzis, Asian fusion architecture and picturesque views of the South China Sea. The price: $175,000 to $215,000 -- a bargain by U.S. standards. The company also is developing a self-contained agricultural resort community called Leisure Farms in rural Batangas, designed to appeal to hobby farmers. Selenna Franco, a 44-year-old accountant in San Francisco who has an eye on early retirement, looked at Landco's beachfront offerings at the San Francisco Consulate's roadshow a few weeks ago. She left her home in the Philippines 18 years ago and soon hopes to spend around $200,000 on a home there, most likely in the booming resort town of Tagaytay. She plans to help organize a home-buying event later this month to encourage other Filipino-American accountants to buy. "When we buy properties there, we're helping our homeland," says Ms. Franco. The Philippine government isn't just targeting wealthy expats. Several developers in the roadshow offered the chance to buy homes with small down payments and monthly payments as low as $200. Representatives of U.S.-based remittance centers, which allow expats to make easy mortgage payments to the Philippines, also were in attendance. At the California roadshow, Moldex Realty Inc., a Philippine developer known for its low-priced and middle-market units, was offering "house and lot" packages priced between $17,000 and $28,400, mostly located on the outskirts of metropolitan Manila. If the Philippine experiment succeeds, more countries are likely to follow. "I think more and more governments in developing countries are going to start paying attention to this," says Dilip Ratha, a senior economist at the World Bank. For this focus, listed construction company DMCI Holdings Inc. (DMCIHI) put up a wholly-owned subsidiary, DMCI Homes, last August 2001. Photos by Ben Razon The thrust of DMCI Homes is developing and constructing small middle-income residential communities, with no more than 400 units per community. DMCI Homes also manages the entire community they built, from maintenance to troubleshooting. "We want to build small communities of not more than 400 residential units per project for if it’s big, the residents will not know each other plus a bigger community means higher maintenance costs," said Tet Abad Santos, general manager of DMCI Homes in an interview. The middle-income housing projects of DMCI Homes include the Lakeview Manors, Morning Sun Townhomes, and the Vista de Lago condominium units (under construction) in Taguig; Hampstead Gardens in Sta. Mesa, Manila; and the East Ortigas Mansions (under construction), which is a mixed residential development of townhouses and condominiums in Pasig City. The housing units of DMCI Homes in these locations cost around PhP1-6 million. DMCIHI chose the middle-income market because in the locations of their projects, like Sta. Mesa and Taguig, the communities are mostly in the middle income bracket and they want their projects to match the market in the community. Alfredo Austria, DMCIHI vice president for business development, also said that the middle income market has good potentials as shown by studies of economists (see industry report). The entrance of the East Ortigas Mansions in Pasig. "Based on the demographics alone, Metro Manila has around 10 million in population and let’s say that 5 percent are in the middle income bracket. That’s around a market of 500,000. " In its 2001 annual report, DMCIHI also reported positive market reactions in their initial projects. "Based from (sic) the success of our initial middle income residential projects like the Lakeview Gardens in Taguig and Hampstead Gardens in Sta. Mesa, Manila, we expect significant cash contribution to come from housing development," the Annual Report stated. Mr. Austria said the company had plans to put up small residential communities to complement their construction business but it was not in the near future. He said these residential projects were pushed ahead of time due to the fact that there were lesser infrastructure contracts for the company and they needed to generate cash flow from their land banks and equipment. "We have a land bank of around 80 hectares in Metro Manila, with bulk of it situated in Taguig. With our land bank and experience in construction, this is a business that we know and in the process of being able to sell our units we are effectively selling our land and getting revenues out of our construction equipment instead of it just depreciating," added Mr. Austria. "Residential communities are where the market is as most of the sectors are still recovering and foreign investors are not coming in. Also, our construction works have significantly lessened," said Isidro A. Consunji, DMCIHI president in an interview. Mr. Austria said that DMCIHI plans to utilize its land bank in the coming years by increasing their middle income housing projects. Currently, he said that DMCI Homes is mulling on developing another small middle-income residential community in Cainta along Imelda Avenue and a medium rise residential building in Taguig. EAST ORTIGAS MANSIONS One of DMCI Homes’ ongoing middle-income residential developments is located in a 2-hectare compound in Pasig City along Ortigas Avenue extension and within 30 to 45 minutes of the major central business districts (CBD) like Makati and Ortigas. The dining area of the 3-bedroom model unit of East Ortigas Mansions. East Ortigas Mansions, which is slated to have its first batch of occupants this year and to be completely built by 2004, is a PhP750-million mixed residential development. It will have six buildings that will house five-storey condominium units with floor spaces ranging from 50 square meters to 121 square meters with two to four bedroom units. It also has a separate cluster wherein 12 townhouses are located with the floor area of the townhouse units ranging from 100-212 square meters. Mr. Austria said that around 50 units have been sold for the East Ortigas Mansions and 12 units have been sold last December. For 2003, he said he expects around 20 units to be sold per month. Ms. Abad-Santos said that what DMCI Homes wants for their market is to have condominium living within a subdivision set up. A three-level clubhouse, that is already constructed, has in it a bar, an entertainment room, billiards, an eatery and a penthouse that can be booked for parties. The clubhouse is situated in the middle of the development. In front of the bar is a swimming pool for the exclusive use of the residents. Basketball and tennis courts will also be put up inside the residential development. A multi-level parking facility is also being constructed to accommodate the vehicles of the residents. However, the residents will have to buy the rights for the parking space which is priced at a one time fee of around PhP200,000. The first batch of occupants are expected to move in this year. Inside the two-hectare compound are two commercial establishments that are within walking distance. One is S & R price mart, a warehouse grocery establishment and the outlet yard, a commercial strip that will house garments and clothing establishments which will sell at factory prices. There is also a commercial establishment right next to the compound, the Ever Gotesco mall. "If the residents want to watch a movie or want fresh food they could just walk to the mall and buy groceries at S & R," said Mr. Austria. When asked about the traffic problem along the Ortigas Avenue extension which has a lot of commercial establishments, Mr. Austria said that there is traffic all over Metro Manila and what the residents have to do is estimate the time when the traffic flow is light and heavy in the area so that they could plan their travels. For the entire development, Mr. Austria said that they are expecting around PhP1 billion in income once a majority of the units have been sold. "We want to stay in the housing segment first and be really good in this market segment as there is currently an oversupply of buildings, the industrial sector has no investments and most investors are going to other Asian countries like China and Vietnam," added Mr. Consunji. -- Alab D. SILVA, Sub-editor The real estate industry is one sector where economists and analysts alike have been cautious in making predictions. Apart from the fact that the sector involves long-term investments, there are many risks involved. Nevertheless, it is one of the important sectors of the country’s economy and one of the indicators of its economic health. Services generated from the real estate industry form part of the economy’s services sector, one of the fastest growing industry sectors of the economy. Real estate covers the management and operation of property for residential and non-residential use. It includes buildings and houses, and estates for rent. It also covers services involved in the ownership of the house, technically referred to in the national income accounts as the "ownership of dwellings." The construction industry is one of the allied industries of the property sector. Photos by Ben Razon The sector’s importance lies in its linkages with other sectors. It is linked with the construction sector which is responsible for building the structures on top of the land. It also has linkages with the services sector, such as urban planning, architecture and design. And finally, when the structures are built, real estate also contributes to the uptick in the consumption sectors, considering that occupants of structures spend for food and utilities and other services. The real estate industry alone accounts for 4.5% of the country’s economic output. One of its chief allied industries, construction, which includes the provision and manufacture of construction materials, makes up another 4.5%. As an important sector of the economy, real estate is sensitive to economic and political conditions. Thus, economists and market analysts regularly monitor macroeconomic and political developments that may bear on the sector. For instance, high interest rates turn off real estate investors, including developers and home buyers. An unstable political situation easily discourages foreign investors, including locators in industrial estates. Conversely, other sectors bear on the growth of the real estate sector. For instance, the growth of investments in the country spur real estate development. BOOM-BUST CYCLE As an indicator of the country’s economic health, the industry has had its share of highs and lows. Economists have noted a boom and bust cycle of between two to four years. Economic indicators reveal a sensitive real estate sector vulnerable to local and international developments. Shortly after Ninoy Aquino’s assassination in 1983, the sector suffered a decline, posting a negative growth rate of 3.7% in gross value added from a growth rate of almost two per cent in the early 1980s. ALAB D. VITUG, Reporter Still reeling from the effects of the 1997 Asian financial crisis, the real estate industry continues to struggle on the road to recovery. Two of its sectors remain resilient in the market, bringing hope to the industry as these show signs of recovery and growth. These are the housing/residential and the retail/commercial sectors. The residential sector is divided into three subsectors, namely: mass housing, middle-income housing and the high-end residential market -- or what is known as the luxury market. Low-cost housing ranges from PhP200,000 to PhP800, 000. Middle-income housing ranges from PhP1 million-PhP5 million per house and lot, townhouse or a condominium unit. The cost of residences in the luxury segment starts from PhP5 million. Although the sector has been in the doldrums since the 1997 financial crisis, market players are unfazed. On the contrary, market players are positioning themselves and finding their own place under the sun. Among the players in the residential sector are companies such as Ayala Land, Inc., (ALI) Megaworld Corporation; Keppel Philippines Properties, Inc. (KPPI), the property arm of Singapore-based Keppel Land International Limited; DMCI Holdings, Inc. (DMCIHI); and Filinvest Land, Inc. (FLI). The retail segment covers the property developers who are building commercial centers and targeting the "malling crowd" who come from a wide spectrum of society. Market players in this segment include SM Prime Holdings, Inc., operators of the country’s largest retail chain, the SM malls, Robinsons Land, Inc., ALI, KPPI, and the Araneta Group, operators of the Araneta commercial center. Photos by Ben Razon In the residential sector, the segment that has emerged lately and shown growth potential is the middle-income residential market. Prospects are also bright for farm lot projects in the luxury segment. "The trend that is currently dominating the real estate sector is ’selective’ development wherein property developers choose niches to pursue their developments. In the residential sector, most developers are focusing on developments in the middle-income housing segment, which is actually doing very well," said Richard T. Raymundo, manager of the research and consultancy division of property research consultant Colliers International, in an interview with BusinessWorld Online. Selective development in the property market is in stark contrast with the industry’s direction before the Asian financial crisis, said Mr. Raymundo. Most of the developments then were moving in all sectors, whether it is the industrial, office, leisure or the high-end residential segment, which used to be one of the big earners. MIDDLE-INCOME MARKET Property developers see the middle-income segment as the driver of growth for the market, since in the middle-income segment, housing is a need. "For the buyers in the middle-income residential segment, housing is a need. That is why we are focusing mainly on this market for we see a resilient market niche in this segment," said Ang Wee Gee, KPPI president. In its 2001 Annual Report, KPPI said the "middle-income residential prospects remain sound, notably for projects in and around the major business districts. Based on market feedback, buyers’ interests are focused on affordability and the availability of friendly in-house financing schemes. The middle-income residential sector is anticipated to benefit most from the-low interest rate environment." Its first residential development in the Philippines targets the middle-income residential market. Located in Pasig City, Palmdale Heights will offer 29 residential blocks consisting of about 4,000 condominium units. Property developers said middle-income buyers have the purchasing power to own a home in this price range, with banks like Bank of the Philippine Islands (BPI) offering as low as 8.75% per annum for housing loans. In its July 2002 quarterly research report, Colliers International noted that the licenses to sell in the middle-income residential sector approved by the Housing and Land Use Regulatory Board (HLURB) increased by 9.5% in the first five months of 2002 to 15,773 from 14,399 licenses in 2001. Listed construction firm DMCIHI is also setting its sights on the middle-income housing market. It recently refocused its thrust from constructing retail malls and buildings to developing residential communities. It commercial development projects include the Rockwell Center and Glorietta 4 in Makati and the new International School of Manila, which is still under construction at the Fort Bonifacio Global City. In its annual stockholder’s meeting last August 2001, DMCIHI announced the creation of a new subsidiary, DMCI Homes, to handle its housing projects. The thrust of DMCI Homes would be the full-scale construction of small middle-income residential communities. "Based from (sic) the success of our initial middle income residential projects like the Lakeview Gardens in Taguig and Hampstead Gardens in Sta. Mesa, Manila, we expect significant cash contribution to come from housing development," stated the DMCI 2001 Annual Report. The middle-income housing projects of DMCI Homes include Lakeview Manors, Morning Sun Townhomes, and the Vista de Lago condominium units which are under construction in Taguig, Hampstead Gardens in Manila and the East Ortigas Mansions, a five-storey residential unit in Pasig City which is still being developed. Units cost around PhP1 million to PhP3 million. "Residential communities are where the market is, as most of the sectors are still recovering, and foreign investors are not coming in. Also, our construction works have significantly lessened," said Isidro A. Consunji, DMCI president. "We want to stay in the housing segment first and be really good in this market segment as there is currently an oversupply of buildings. The new Greenbelt: Entertainment amidst the greens With the slump of both the office and residential properties in the real estate market, the retail sector remains to be a promising sector, with increased consumer spending fuelling its growth as well as studies showing that average occupancy rates of retail malls are around 90%. In an office briefing paper of property consulting firm FPDSavills released last November, it said that "Grade A" rental levels in the Makati and Ortigas central business districts dropped 14% and 28%, respectively, during the third quarter of 2002 compared to the same period in 2001. The drop in the performance of these sectors is in contrast with the growth and expansion of retail giants like Shoemart (SM) and Ayala Land Inc. (ALI) and other players in the retail sector (see industry report). One of the trendiest malls in Makati and a part of the retail expansion of ALI is Greenbelt 2 and 3, the newest place to stroll along, shop, drink, dine and hang out in. In the heart of the busy Makati central business district (CBD), where tall buildings and busy streets dominate the landscape, a seemingly unique commercial center stands forth in a lush green setting. Photos by Ben Razon Revolving around a 2.6 hectare park that houses around 640 trees and consisting of several themed gardens that include palm, Zen, tropical and orchid, the new Greenbelt 2 and 3, located at the Ayala Center in Makati prides itself as being the city’s first urban entertainment center where a select variety of fastfood eateries, bars, shops and restaurants are integrated into a mall surrounded by a park. Fully operational since October, the new Greenbelt 2 and 3 offers a variety of leisure needs -- whether it’s shopping, watching movies, dining al fresco or simply just hanging around for entertainment purposes. "The mall culture in the last five years has changed a lot and we’ve seen it become a place where you can practically do everything," said Winnie Nazareth, assistant vice president for marketing of the ALI commercial centers group, operators of the Greenbelt malls. The evolution of the mall culture can be seen in the large amount of people that go to malls in the Philippines as the volume can reach up to a million a day. SM Prime Holdings (SMPH), operators of the SM chain of malls, is thenumber one crowd drawer in the Philippine retail market while ALI is second. BusinessWorld earlier reported that SMPH estimates over a million people a day go to all its malls on regular days, with the number possibly doubling during sale season. ALI, on the other hand, estimates Ayala Center in Makati is visited by about 450,000 people per day on weekdays and close to half a million people on weekends. ANOTHER LEVEL "Greenbelt wants to take it (malling) to another level. We don’t want people to go to a mall because they want to go the grocery, or get a new pair of shoes. We want people to go to Greenbelt because it’s where the action is. You go there to bond with your family, hang-out with friends, or talk shop with clients," added Ms. Nazareth. "Greenbelt is the first of its kind in several ways. We feel that it is the first real urban entertainment center primarily for its unique food and entertainment offerings. Architecturally, it lends itself to that kind of concept wherein a park and a building coexist together on the ground floor," said Miriam Katigbak, ALI senior vice president and head of commercial centers group. Greenbelt’s uniqueness in its food and entertainment offerings could be attributed to the selection of its eateries, which varies from international fastfood to the newest restaurants and bars in town. Some restaurants offer an open air bistro environment while some are quaint little cafes offering casual dining clustered in a modern setting. Food Choices at Greenbelt is a food court offering a variety of cuisines such as Asian fusion cuisine in Kitchen, Japanese in Nanbantei, Vietnamese in Hue Vietnamese and Italian in Grappas, among others. However, the tag prices are definitely intended for the upscale Makati crowd -- a sumptous lunch will not go lower than PhP100. "We want to stretch the envelope so we keep looking on what else customers would want and what innovation we could give them for that is what they are looking for and we believe that is what we do best and we will continue to do so for our other projects," said Ms. Katigbak. Makes sense somehow. Economists and analysts are encouraging real estate developers to differentiate themselves in a market that’s experiencing a slump and where competition is intense. The al fresco eateries, which are located at the ground floor also offers food variations from Italian, fusion to French cuisine. Entertainment in Greenbelt consists of jazz quartets in its mini courtyard, live performances from bands in its bars, to just simply hanging outside the park to the sound of water cascades coming from the fountain in the park. Greenbelt 3 has cinemas, two of which are THX-equipped and three are digital. The park also has several ponds, with one having fishes that passersby can feed. And by the end of 2003, the Ayala Museum, which will feature art exhibitions and cultural memoirs, will be added to the Greenbelt lineup. For shoppers, Greenbelt 3 carries retail shops that are mostly lifestyle shops and interactive retail stores that are also established in other retail malls like Sony, Regatta, Prima Linea, Nike Park, Timezone, Waipai and Pineapple home furnishing among others.
